1. Tenant Eligibility and Business Scope: The leased property may only be used for the business activities specified by the lessor and approved by the lessor. The tenant’s business operations must not conflict with the lessor’s existing business projects or scope, and the tenant hereby undertakes to conduct business in compliance with all applicable national laws and regulations as well as within the scope of its business operations. Without the prior written consent of the lessor, the tenant shall not unilaterally alter the intended use or architectural layout of the leased property. Lease Term: The tenant’s renovation and usage plans must be reviewed and approved by the Xixi Sheraton Resort Hotel, a subsidiary of Hangzhou Xixi Investment & Development Co., Ltd., before implementation. The contract term is 2 years and 7 months. 3. Rental Payment Method: The use of the property under this contract shall be paid in the form of rental fees, which are payable quarterly (three months’ rent), with payment made in advance of use.
